The Beach house has a main house and annex making it a wonderful venue for gatherings in both winter and summer. There are 6 double bedrooms,1 single, 3 bathrooms, 2 shower rooms, 2 kitchens, a games room, and a utility room. The bedroom in the annex has a king-size bed, double sofa bed and single sofa bed.

The Beach House sits at the furthest point on West Beach, Selsey looking directly out to the sea and the Isle of Wight.  Its unique position, with uniterrupted sea views gives the most amazing sunsets, and for those up early enough the most amazing sunrises too.  With Selsey Officially the sunniest spot in the uk, according to the Met Office 1,902 hours of sunshine a year you will hae many opportunities to enjoy them as you soak in the hot tub, swim in the pool, or relax on the terrace.

The hot tub and swimming pool are in a large patio styled garden secured by a six-foot wall with a side door that leads directly to the beach via steps or a slipway. The pool is approx 1.4m depth and the width and length at the widest and longest points are 5m and 8m. Just below the patio and swimming pool there is a fenced sun deck area with uninterrupted sea views.

The hot tub heats to 40 degrees year-round whilst the pool overlooking the sea is heated via an air source pump so the temperature varies according to the ambient temperature. It heats to about 26°C to 28°C but takes longer and cools down faster in the cooler months so this temperature may never be achieved. Generally the pool will heat to  10°C higher than the surrounding temperature in the Spring, when the ground is cold and 12°C higher in the Autumn when the ground has been warmed.. Depending on the weather we close the pool from mid-October to mid-April.

There is also plenty to do in the house; the games room has a pool table, darts and a football table. We also have Netflix, Sky Cinema, Sky Sport, bt sport, Kids and all other sky channels and of course wifi.

There are also two kitchens (one with an AGA) for baking and for food storage there are two American style fridge freezers, one in the kitchen and one in the annex games room. There is also an extra under counter freezer and an undercounter fridge in the annex.

The number of cars that can be parked rather depends on their size, but you see from the aeriel view on Photo 37 that there is plenty of space to park on the driveway area and there is also plenty of space outside the house. The driveway benefits from a Tesla electric car charging point.

Well trained and well-groomed pets are also accepted in the uncarpeted areas of the house. In consideration of future guests, we request that dogs be kept on a leash at all times whilst in the gardens to ensure that they do not mark territory.

Over a weekend the minimum is usually three nights and an additional night's booking is required for each bank holiday day. Check-in and check-out can be any weekday except when it is a bank holiday or during the summer holidays (from late July until early September) when check in and check outs can be either a Monday or a Friday.. Winter holidays are usually a minimum of five days unless pre-arranged for a shorter period.

Aside from bank holidays, there is no minimum night's booking during weekdays.

Book three weekend nights from January to March and up to one night is free of charge (only an amount up to the lowest priced nights will be discounted if there is a difference in the prices of the available nights). Please note the free night is not available for school or bank holidays and is in addition to the minimum requirement, not as part of the requirement and is subject to availability at the time of booking (ie that there is an unbooked day available). The house itself which sits on West Beach Selsey, West Sussex has direct views to the Isle of Wight and Portsmouth. It was built on the footprint of an old fisherman’s Cottage using locally sourced and reclaimed materials. The Beach House is well-appointed, yet retains a quaint and characterful charm.

It is in the thriving village of Selsey with a population of about 12,000 residents and is home to one of the last remaining fishing fleets on the south coast. It is widely accepted that Selsey has some of the best seafood in the world and local pubs and restaurants are happy to promote their local suppliers. Being rich in wildlife makes it a popular place for photographers looking to take snaps of rare birds and sea life such as seals.
